Five Timber Houses sets a new benchmark for sustainable development in New York City. A glulam post-and-beam structure supports cross-laminated timber (CLT) floor plates, roofs, and partitions, establishing a technical case study for urban mass timber and demonstrating its viability. The mass timber structure integrates with a high-performance envelope to achieve superior thermal and acoustic isolation. Leveraging factory-fabricated precision, the design significantly reduces embodied carbon while ensuring quick, efficient assembly. Designed to Passive House standards, the envelope features triple-glazed windows and high R-value insulation with rigorous air sealing, continuous fresh air, and sophisticated air-to-water heat pumps. Solar panels are on the roof. Inside, the exposed wood structure serves as the primary finish, creating a warm, biophilic environment that promotes resident well-being. These interiors are unlike any home in NYC: elegant, laid out for ideal family living, and enhanced with natural stone in baths and kitchens. For lighting, warm-dimming linear LEDs are fully integrated into the architectures. Each house has a private garage and EV charger. The houses are clad in hand made Petersen bricks. These five unique homes acknowledge their context in scale and material but transcend it in imagining the possibilities of mass timber construction.
